Commissioning Manager Duties

Description of Work:

The CM must have a full understanding of the theory of operation of all building systems.

The CM witnesses all tests for building systems, mechanical and electrical and ensures they are performing within design parameters.

The CM must understand the use and operation of Building Automation Systems (BAS) and the application of such to controls for lighting and HVAC equipment control and scheduling.

The CM must have a thorough understanding of control sequencing and how to simulate various operating conditions to prove the systems operation.

The CM must have a good understanding the building electrical distribution and the operation of such.

The Commissioning Manager must have a thorough understanding of air balance principles and the use of air measurement instrumentation.

The CM is required to request that the air balance contractor demonstrate that the facility is air balanced to design parameters.

The CM must have a thorough understanding of water (hydronic) balance principles and the use of water balance instrumentation.

The CM is required to request that the water balance contractor demonstrate that the facility is water balanced to design parameters.

The CM must have a good understanding of the required elevator codes and regulations.

The CM must have a good understanding of security systems.

The CM must have a good understanding of fire sprinkler systems and the testing of such.

The CM must have a good understanding of fire alarm and monitoring systems on and off site.

It is required that the CM fill out all commissioning forms as required for all equipment.

The CM will be involved in ensuring that all commissioning forms are updated as required to keep inline with changes in technology.

The CM must meet on a regular basis with contractors as required to ensure that identified deficiencies are repaired.

The CM must meet on a regular basis with consultants to update as to actual site conditions.

Job Qualification:

It is preferred that the CM has an Engineering degree in one of the building disciplines.

Persons with extensive experience in the trades and general contracting will also be considered.

The CM must be an organized individual who believes in attention to detail.

The CM must have above average people skills.

The Commissioning Manager must have good computer skills.
